既存住宅状況調査技術者
平成28年6月に宅地建物取引業が一部改正され、平成30年4月より既存住宅の売買時に「既存住宅状況調査」に関する説明が義務付けられました。この調査の実施は「既存住宅状況調査技術者」の資格を持つ「建築士」のみとなっております。既存住宅状況調査とは構造耐力上主要な部分(基礎、壁、柱等)に生じているひび割れや、屋根、外壁等の雨漏り等の劣化事象・不具合事象の状況を、目視、計測等により調査するものです。(破壊検査、瑕疵の有無の判断、関係法令への適合性の判断などは含みません。
木造住宅耐震診断士
耐震診断とは既存の建築物で旧耐震基準(昭和56年6月以前)で設計され耐震性能を保有していない建築物を、現行の構造基準(新耐震基準)で耐震性の有無を確認することです。建築物の耐震基準は建築基準法によって定められています。建築基準法は発生した大地震などの災害を契機に過去何度も改正され、国も旧耐震基準で建てられた建物の耐震化を推進していますが、未だ全国では約900万棟程(令和2年現在)の建物の耐震化が行われていないのが現状です。
建物の耐震診断を行う事によって建物構造の耐震性が分かり、耐震補強案や概算での耐震改修工事費用を検討することが可能になります。

Existing Housing Status Survey Technicians
In June 2016, the real estate transaction business law was partially revised, and from April2018, an explanation of the “Existing Housing Status Survey” was required when buying and selling existing houses. This survey is conducted only by “architects” who are qualified as “existing housing situation survey engineers”.
The existing housing situation survey is to investigate the situation of deterioration events and malfunction events such as cracks that occur in the main parts of structural strength (foundations, walls, pillars, etc.) and leakage of roofs, exterior walls, etc. by visual inspection, measurement, etc. (This does not include destructive inspections, judgment of the presence or absence of defects, and judgment of compliance with relevant laws and regulations.)
Earthquake-resistant diagnosticians for wooden houses
Earthquake-resistant diagnosis is to confirm earthquake-resistant presence in current structural standard with existing buildings that are designed according to the old seismic standards (before June 1981) and do not possess seismic performance. Earthquake resistance standards for buildings are stipulated by the Building Standards Act. The Building Standards Act has been revised many times in the past in the wake of major earthquakes and other disasters, and the government is also promoting seismic retrofitting of buildings built under the old seismic standards, but there is still no seismic retrofit of approximately 9 million buildings (as of 2020) nationwide.
By performing seismic diagnosis of buildings, it is possible to understand the earthquake resistance of the building structure, and it is possible to consider seismic reinforcement proposals and earthquake-resistant renovation costs at an estimate.
